Most AC repairs around the bay are not emergencies; they are the system telling you something for weeks. Rooms that never reach the setpoint, a unit that starts and stops every few minutes, water at the air handler, a bill that climbed while the weather did not. Each has a short list of causes, and a contractor who measures before replacing parts finds the right one.

Repairs the bay produces

What the housing and the climate do to systems here.

  • Refrigerant leaks at the indoor coil or the line set: cooling fades over a season. The repair is finding and fixing the leak, then weighing the charge. Many newer existing systems use R-410A and older ones R-22; both are still legal to service, and the label on the outdoor unit says which you have.
  • Condensate problems: a clogged drain line, a rusted drain pan, a failed condensate pump. Closet air handlers in St. Petersburg bungalows and garage air handlers in Brandon and Carrollwood are the usual sites.
  • Airflow: a collapsed or disconnected duct in a vented attic, a crushed return, a blower motor on its way out. The symptom is a system that runs forever; the fix is not a bigger condenser.
  • Electrical: capacitors, contactors, and control boards, the parts a power surge takes out after a storm. A whole-house or unit surge protector is a reasonable ask after the repair.
  • Corrosion: coil fins and cabinets on the Pinellas beaches, Davis Islands, and the bay-side neighborhoods. A coated coil and the manufacturer's recommended maintenance can help extend its life.

Repair or replace

The honest test is age, refrigerant, and the part. A capacitor on a six-year-old system is a repair. A compressor on a fourteen-year-old R-410A system, with a coil that has already leaked once, is a replacement conversation, and the contractor should give you both quotes in writing with the equipment's age and refrigerant on them.

New systems use R-454B or R-32 depending on the manufacturer; an EPA rule effective July 27, 2026 also lets contractors keep installing R-410A units made in or imported into the US before 2025 while stock lasts. Ask which the replacement quote is for and why. The federal 25C tax credit ended for equipment placed in service after 2025, so the incentives that remain are the utility ones: Tampa Electric in Hillsborough, Duke Energy in Pinellas, each with its own rules (see the replacement page).

What the visit should include

Measurements, not guesses: supply and return temperatures, refrigerant pressures, static pressure, amperage on the motors, a look at the coil and the drain. A written finding and a price before the work starts. Refrigerant handled only by an EPA Section 608-certified technician. A permit if the repair replaces the air handler, the condenser, or the coil (a mechanical permit in every city and both counties); a like-for-like part swap does not need one.
